Brickell Key: An Island With No Comparable
By Ariel Lima ·
What the available evidence can and cannot establish before committing capital at The Residences at Mandarin Oriental, Miami
Transaction data through September 10, 2026.
Conclusion. There is no delivered comparable on Brickell Key today at the new construction’s price level. The island’s most recent building was delivered in 2008 and recorded a single sale in almost six months. As a result, residence-first diligence — leasing in a comparable building before buying, to watch how it actually operates — is not available on this island for this asset.
Scope. This analysis is limited to Brickell Key. Mainland Brickell has deep new-construction and resale supply and is not examined here. The claim is that there is no comparable on the island, not that no comparable exists in Miami.
1. The asset
Two towers on the site of the former Mandarin Oriental hotel, demolished by controlled implosion on April 12, 2026. Delivery estimated by the developer: 2030.
South tower: 66 floors, 228 private residences. Residential only.
North tower: 33 floors. 70 private residences, 28 hotel-collection residences (furnished, with a rental program) and the hotel.
Each tower is developed under a separate entity — OID T1 Developer LLC and OID T2 Developer LLC — and constitutes a separate condominium. The project fact sheet identifies Swire Properties Inc. as developer.
The south tower’s own material warns that the additional tower and the amenities associated with it may change without notice, may not be available at closing, and should not be relied upon in any respect. Those amenities include the spa, the restaurants and the hotel. The same material states that the Mandarin Oriental name is used under revocable licenses that may expire or be terminated, and that Mandarin Oriental Hotel Group does not develop, sponsor, own, offer or sell the residences.
2. The resale evidence
Sixty residential closings recorded on Brickell Key between March 20 and September 10, 2026 — 174 days — in the South Florida MLS. Condominiums only. Price per square foot is calculated on the living area in the MLS record. The year beside each building is its delivery year.
| Building | Closings | Median $/sq ft | Median days on market | Median discount to ask |
|---|---|---|---|---|
| Brickell Key One (1982) | 7 | $459 | 278 | 8.2% |
| Isola (1990) | 9 | $476 | 185 | 8.4% |
| Brickell Key II (1991) | 7 | $512 | 99 | 4.6% |
| One Tequesta Point (1995) | 5 | $671 | 167 | 6.4% |
| St. Louis (1995) | 0 | — | — | — |
| Courvoisier Courts (1997) | 9 | $573 | 254 | 7.1% |
| Two Tequesta Point (1999) | 5 | $876 | 123 | 6.2% |
| Three Tequesta Point (2001) | 5 | $685 | 137 | 8.6% |
| Courts at Brickell Key (2002) | 3 | $656 | 239 | 3.4% |
| Carbonell (2005) | 9 | $907 | 94 | 7.6% |
| Asia (2008) | 1 | $1,065 | 323 | 8.3% |
Island-wide: a median of 167 days on market and a 6.7% discount to the asking price. Three of the 59 closings with a recorded list price closed at or above ask. No closing reached $3,000,000.
Calibration. Each row rests on between one and nine closings. The Asia row is a single transaction and does not establish a market price. St. Louis recorded no closings in the period.
About these figures. Since 2025 the master association has been advancing an island-wide special assessment applicable to owners on the island. The 60 closings in the table occurred within that process. This analysis does not establish what effect, if any, it had on the figures in the table.
3. Why there is no comparable
Three reasons.
Age. The island’s most recent building will be twenty-two years older than Mandarin Oriental at the moment of delivery.
Price basis. The north tower starts at $3,970,000. That figure corresponds to the two-bedroom typology that the developer’s plan dated November 4, 2025 — Residence 04, levels 20 to 29 — labels as Indoor Area of 1,577 sq ft (147 m²). The label says interior area; the measurement method stated on that same plan is not, and is described below. The south tower starts at $7,000,000; the developer publishes no area that can be paired with that figure, so none is stated here. Both are September 2026 list prices on a product that does not exist. The figures in the table above are closed transactions. They do not belong to the same category of evidence.
Denominator. The plan states the method on its face: Stated square footages and dimensions are measured to the exterior boundaries of the exterior walls and the centerline of interior demising walls and in fact vary from the square footage and dimensions that would be determined by using the description and definition of the “Unit” set forth in the Declaration (which generally only includes the interior airspace between the perimeter walls and excludes all interior structural components and other common elements). That definition sits in the draft Declaration included in the offering documents; what does not yet exist is the recorded Declaration or an as-built area. The MLS area field, for its part, does not identify which convention it uses (reconciling denominators). So the Indoor Area label in the paragraph above does not establish an interior area in the sense the Declaration will use.
The numerator sets an asking price against transacted prices, and the two denominators are not established as equivalent. It is the absence of a valid comparison.
In Bal Harbour, a building of the same tier delivered in 2016–17 stands half a block from the pre-construction and is available to lease, so the building with no operating history can be put through diligence from the one that has nine years of it (twelve months in a comparable building before buying). On Brickell Key that route does not exist.
4. The commitment schedule
Deposit schedule published by the developer, identical in both towers:
- 10% at signing
- 10% at groundbreaking
- 10% ninety days later
- 10% at topping out (estimated early 2029)
- 60% at closing (estimated 2030)
A contract signed this quarter commits 30% within roughly ninety days of groundbreaking. The fourth 10% falls due at topping out, approximately a year before closing.
The developer’s estimated maintenance cost is $2.44 per square foot per month in the north tower ($29.28 per year) and $2.28 per month in the south ($27.36 per year). It is a pre-construction estimate; the binding budget is in the offering documents. The tax basis will not be known until the Appraiser assesses the finished unit.
On the treatment of deposits. Section 718.202 of the Florida Statutes governs the handling of pre-construction deposits. Its text contemplates that the first 10% remain in escrow, and that amounts above that 10% may be withdrawn for construction and development purposes — not for marketing expenses, commissions or salaries — once construction has begun. The foregoing is a reference to the statutory text, not a legal interpretation: it falls to the buyer’s attorney to confirm the text in force and its application to the specific contract.
5. Five documentary features of this asset
- Each tower is developed under a separate entity and constitutes a separate condominium, with its own declaration.
- The contract determines whether deposits above 10% may be applied to construction.
- The south tower depends on amenities located in the other tower, and its own material warns they may not be available at closing.
- The Mandarin Oriental name is used under a revocable license from Mandarin Oriental Hotel Group.
- Published areas are measured to exterior boundaries and differ from the definition of “Unit” in the draft Declaration included in the offering documents.
This framework complements, and does not replace, the work of the buyer’s attorney, banker and accountant.
If the purchase decision assumes that local resale will serve as a reference of value, that reference does not exist on this island today at the new construction’s price level.
6. What this analysis does not resolve
- It does not estimate the value of any residence.
- It does not project prices.
- It does not assess the developer’s solvency.
- It does not establish the area that the recorded Declaration will register.
7. Declared interest
This practice would earn a commission as co-operating broker on a sale at The Residences at Mandarin Oriental, Miami, or in any of the eleven resale buildings cited in this analysis. As of September 2026, sales of the new construction are handled by Fortune Development Sales, the developer’s exclusive representative, and Douglas Elliman has no participation in the project. The reader should weigh it.
