The Practice

Ariel Lima, P.A. Douglas Elliman Real Estate. Florida real estate license SL3128301.

ViveFlorida is Ariel Lima’s real estate advisory and execution practice. It advises families, principals and entrepreneurs allocating capital to Florida residential assets, and the wealth advisors who introduce clients to that market. Most of those clients do not live in Florida.

The practice executes in South Florida, from West Palm Beach to Coconut Grove, with its published analytical depth concentrated in the Sunny Isles Beach – Bal Harbour corridor. The transaction types it executes are branded pre-construction, oceanfront resale, and luxury residential leasing. After closing, it manages the property for non-resident owners who require it.

Both identity facts are independently verifiable: the affiliation on Douglas Elliman’s public profile, the license on the Florida Department of Business and Professional Regulation registry.

What this practice does, and what it does not

What it does: analysis and execution of Florida residential real estate allocations, with depth in branded pre-construction and oceanfront product in the Sunny Isles Beach and Bal Harbour corridor, plus property management for non-resident owners after closing.

What it does not: tax, legal, estate or ownership-structure advice. Nor financial or portfolio advice of any kind. Those belong to the client’s attorney, accountant and wealth advisor, and this practice works alongside them rather than in their place. Where a real estate decision depends on one of those matters, it is identified and referred.

This is a Florida-licensed real estate practice. It is not a registered investment adviser.

Nor is it a land or commercial real estate practice. It has not executed those, and therefore does not offer them.

The standard the analysis is written to

These are the rules governing everything this practice publishes and delivers. They are stated here so they can be checked against any analysis in the archive.

Every figure answers three questions

According to whom, as of what date, on what basis. Figures that cannot answer them do not appear. An asking price is identified as an asking price; a recorded closing, as a recorded closing. The difference between the two is never blurred.

Comparison happens inside the submarket, never across submarkets

Each submarket has its own ceiling, already demonstrated by delivered closings. Comparing one against another does not measure scarcity. It measures geography.

No price-per-square-foot comparison is valid without floor, line, exposure and area

A blended average for an oceanfront building describes no unit in that building. All four variables are declared or the comparison is not published.

The conclusion is calibrated to the size of the evidence

Where a comparison rests on a single transaction, that is said. Where no valid comparable of the category exists, the premium is reported as not measurable rather than fabricated. Unmeasured is not the same as approved.

The figure that weakens the conclusion publishes in full

If a comparable, a product tier or a transaction compresses or contradicts the finding, it appears in the text. It is not omitted and not relegated to a footnote.

The interest is named inside the analysis

Where this practice benefits from the transaction it is analysing, that is declared in the body of the document, before any recommendation, and left for the reader to weigh.

A framework that systematically favours the inventory of whoever wrote it is not a framework. It is sales material.

That standard has a consequence worth stating plainly: the comparative analysis of South Florida’s three St. Regis towers placed the corridor this practice earns its living from in third place, and published in full the step in closings that cuts the measured premium roughly in half. It was published anyway.

How this practice is paid

Real estate services are provided through Douglas Elliman Real Estate. Compensation, where it exists, comes from the real estate transaction, paid within that structure. The analysis beforehand carries no cost.

ViveFlorida neither offers nor pays compensation to wealth advisors for client introductions.

A practice that is only paid when the client transacts should be able to demonstrate how many times it recommended against transacting. That is why adverse conclusions are delivered in writing, and why they are published.

How to continue

Two situations, and the relationship works differently in each. Each has its own page.

If you allocate your own capital and decide on your own account.

If you allocate a client’s capital, where what you lend to the introduction is your own reputation.

The framework applied to specific assets, with the transactions underneath it: corridor analysis.
