Florida real estate allocation for principals

This page is written for someone allocating their own capital and deciding on their own account. If you are allocating a client’s capital, the relationship works differently: how this practice works alongside a wealth advisor.

You are considering committing several million dollars in a submarket where you do not live, frequently on product that does not yet exist. Almost all of the information you will decide on comes from people whose compensation depends on your buying.

That is not an accusation. It is the structure of the market. But it means the quality of your decision rests on a source that is not neutral, about an asset you cannot inspect in operation, in a place you know from visits of a few days.

This practice operates inside that same structure. What it offers is not an absence of interest. It is that the evaluation framework, and the conclusions it produces — including the ones unfavourable to the practice itself — are published and checkable before any conversation.

What this practice does, and what it does not

What it does: analysis and execution of residential real estate allocations in South Florida, from West Palm Beach to Coconut Grove, with published analytical depth in the Sunny Isles Beach – Bal Harbour corridor. The transaction types it executes are branded pre-construction, oceanfront resale, and luxury residential leasing. After closing, it manages the property for non-resident owners who require it.

What it does not: tax, legal, estate or ownership-structure advice. Nor financial or portfolio advice of any kind. Those belong to your attorney, your accountant and your wealth advisor, and this practice works alongside them rather than in their place. Where a real estate decision depends on one of those matters, you are told and referred.

This is a Florida-licensed real estate practice. It is not a registered investment adviser.

What you receive before committing capital

All of the following is delivered in writing, before any commitment.

Entry basis

Current price with the date of the sheet it came from, the number of units sampled, the methodology, and the exclusions declared.

Supply constraint

What limits supply at that site, whether the constraint is regulatory, geographic or cyclical, and whether it survives your holding period. With the ordinance or statute cited where one applies.

Deposit structure and the exposure attached to it

What is committed, when, and against which counterparty.

Competitive set

Measured against recorded closings in the same submarket, with floor, line, exposure and area declared. Never against a different submarket, because that comparison measures geography rather than scarcity.

Delivery and execution risk

The developer’s delivery history, the project’s capitalisation, the escrow structure, and the contractual delivery schedule.

Exit universe and liquidity profile

Who the likely resale buyer is, and what spread between asking and closing price the verified transactions in that submarket actually show.

Net cost of ownership

Association dues, property tax and insurance, with an explicit statement of which components are not yet determinable and why. In pre-construction a substantial part of the carrying cost is set years after the capital is committed. That is named rather than estimated.

The limits of the analysis

What this framework cannot tell you. A building’s real operating standard, its effective resident profile, and the behaviour of its management are not observable before delivery.

Every quantitative figure answers three questions: according to whom, as of what date, on what basis. Figures that cannot answer them do not appear.

How the process moves

Initial conversation. No materials and no asset. What you are looking for, over what horizon, with what objective — use, income, preservation, or a combination — and what exposure you already have in Florida.

Defining the scope. What is being evaluated and what is not. If the scope exceeds what this practice can analyse with evidence, you are told at this stage.

Analysis. Produced on a narrow set of assets, two or three, not on the available inventory. A broker who hands you the whole market has not done the work.

Decision. Including the possibility that the decision is to wait.

Execution. Negotiation, contract, coordination with your attorney, financing where it applies, closing.

Ongoing ownership. Leasing and management for non-resident owners who require it.

When the recommendation is not to buy

There are two ways the recommendation comes back as no, and both happen.

The asset does not qualify

The framework produces adverse conclusions regularly, and they are delivered in writing with the reasoning. They are also published. The comparative analysis of South Florida’s three St. Regis towers placed the corridor this practice covers in third, and published in full the step in closings that cuts the measured premium roughly in half.

You do not yet know what you want

Where a client has not settled corridor, building, or pre-construction against resale, the recommendation is usually to lease for twelve months in the tier under consideration before committing purchase capital. It turns the waiting period into direct observation — management, service across its seasonal variation, resident profile, how the building actually behaves — which no price analysis substitutes for.

It does not always apply. Where a client knows exactly what they want, a diligence lease is a cost with no return, and that is said.

And the interest belongs on the page: if the lease is executed through this practice, the practice benefits from it. The framework’s fourth condition, genuine proximity of the comparable, disqualifies most available leases — including its own.

How this practice is paid

Real estate services are provided through Douglas Elliman Real Estate. Compensation, where it exists, comes from the real estate transaction. The analysis beforehand carries no cost.

That is exactly why adverse conclusions are delivered in writing and published. A practice that is only paid if you transact should be able to demonstrate how many times it recommended against it.
